Transitions issues - fade in/out

There has to be a better way. Currently I drop a video clip into my timeline. In order to set the fade in/out I have to stretch the clip. The only way I’ve found to do so is slow the playback speed - this stretches the box and reveals fade boxes at each end of the clip box. I set a fade in and fade out times & conditions and shrink the clip back down, either by resetting the playback speed or grabbing the right edge and shortening the clip.

Here’s where it gets really frustrating. When I drag the clip into place beside a preexisting video clip sometimes a transition box shows up between the two where I can set the transition. Other times the two boxes sit side by said and the previous fades I had set are removed. WTF? I then have to move the clip, stench the box again and reset the fade. Now I have to very carefully drag the clip back into position without touching the existing clip and I get no transition, just a fade to black and a fade into the clip. I have to believe there is a better way to set the fades and force a transition but I haven’t found it.

The same thing happens with image files that I use to add subtitles to my videos…very frustrating.

Is there a way to set fades without stretching the boxes on the timeline?
Is there a way to force a transition?
Is there a way to tell the box to position itself at a given time; like 1:02 into the video?

When there are a number of clips in the project, transition and effects icons may not be visible. To see them expand the timeline with the slider at the right-bottom of the window...

No need for speed changes. And utilize the horizontal scroll bar, if necessary.

Set transitions and fades after making length adjustments to clips. Otherwise, they may be lost.

To precisely find a clip edge, use the buttons...

The timeline cursor can be jumped to any position. Select the cursor field, type in the time, press <enter>.
